Sold a scam by Knight Knox. I was marketed a built 4 bedroom lodge on a Scottish holiday park. The contract was freehold with 9% APR and buy back in year 5. Knight Knox crows about their due diligence and their 20 years experience.

This did little for me and the 100 other investors that have lost their entire investment. The deeds issued where fake. The lodge was not built. So rather than having the advertised asset back investment myself and the other investors have nothing. Now we have to deal with an ongoing police investigation into this fraud, lawyers, administration etc etc.

What did Knight Knox do when they discovered they had sold us a scam......NOTHING. They don't even reply to emails. Avoid this unethical firm.

From the initial enquiry to being fixed through the various investment options to actually finding something that met my needs through the process of record completion (15-days!) with the solicitors everything was handled brilliantly. I’d felt like I had the support at every point. Great doing business!

I cannot recommend this company - update Feb 2025 - I really don't know how Knight Knox staff can sleep at night. the Villas development 'completed' in Dec 2024 - but there is another deafening silence/fail to provide info from the developers and management company regarding any return on investment. I will never again invest in a 'guaranteed return' scheme such as this. My advice - stay away. I feel another large sum of our hard earned cash has been lost.
another update (March 2024) - I have invested in 2 schemes with Knight Knox - the process has been ongoing for 4 years now with zero completion. 1 (Browside) has gone into liquidation so I've lost over 20K sterling. They continued to use the Mount Property group in Liverpool that already failed in other developments. It's not worth me throwing good money after bad so I've walked away. The silence from Knight Knox is deafening. I continue to get updates on the student complex at the Villas in Stoke but at a snail's pace. I really regret using and trusting them. If you're going to invest in property - buy something already built!
update! - and 3 weeks later still no report on build progress - I feel my investment will take a long time to come to anything (if at all)
Covid slowed everything down, which is understandable to a degree - 1 development is delayed but getting there with quarterly updates showing progress. On the 2nd; the Browside development in Liverpool - I have been asking for updates for 3 weeks now and promises to send information have not been honoured. So at this point I would not recommend the company. Poor service delivery and I now worry this development will flop and we will lose our money.

Great service by Chris and Michael. Initially i was very nervous about making my first investment through Knight Knox however after talking to Chris made the sale process very easy and answered all my queries about the social housing investment.

Customers of knight knox must understand very clearly that they can loose their money or had to go through long court procedures if the developer is unable to complete the project- knight knox doesn’t have any control over the project developer.If your transaction went through successfully then you were just fortunate.Think carefully.

I have been scammed by this company! They advertised a property sale, with quarterly returns and a buy back after 5 years. They got me involved with someone who took my money and has failed to pay me back! Their excuse is that the company has gone into administration, but there was no mention of this before the purchase, or in the contract! Warnings to anyone interested in any of the property deals they advertise!
