We had the level 3 survey from James Scott Associates, and glad we went through with it.
Sadly the house sale fell through, however we wouldn't have known certain critical issues if it weren't for choosing the level 3.

Communication from Mai was great, and as first time buyers, we appreciated the advice shared.

We look to enquire again on our next property.

I requested a home survey just before Christmas and the team were able to complete the report and have it back to me by the second week of January.

My wife and I were living in Kent but had decided to relocate to Lancashire as part of a wider retirement plan. Having located a suitable property to purchase we needed a survey and I found Scott’s details initially on the RICS website. Google reviews, like this one were good so he was asked to undertake a Level 3 report for us.

Mai-Yee who looks after Scott’s diary and supports him with numerous other important tasks was super efficient. Her communication skills were excellent throughout which was great at such a busy/stressful time.

The house/drone survey were booked in promptly and Scott was kind enough to call within a couple of days to briefly discuss the output ahead of his written report being delivered - this allowed us to get a feel for his views of the house we hoped to buy which was really important for us.

The written report arrived by email a few days after that and Scott was also available for a couple of follow up questions too.

All in all a very good experience working with an obvious professional in his field, who is backed up by an efficient colleague (thanks Mai-Yee!) who between them took some stress away from our home buying journey.

We would certainly recommend Scott to others without hesitation.

I opted to acquire the services of James Scott Associates as I wanted to use a local business when looking to have a Level 2 Home Buyer's Survey for a property I am in the process of purchasing.

From my initial contact with Denise, through to conversations with Scott Leadbetter about the contents of the report, I was suitably impressed with both the knowledge and professionalism of the team. What impressed me the most though was the personable approach displayed by Scott and a genuine sense that he really wanted to take the time to assist me with my queries and support me until I was entirely satisfied.

There was a slight delay in receiving the report from the advised lead time but this was communicated in a timely manner and absolutely did not impact the thoroughness of the report.
