We’ve had a fantastic experience with Cambray Property Management since moving over from our previous managing agent. From day one, their communication has been clear and consistent, and every member of the team has been helpful and professional. A special thank you to Tamsin and the entire Cambray team — their support has been exceptional.

Before Cambray, our building had been poorly managed for years. As residents, we felt powerless, watching our service charge contributions being wasted on questionable decisions made without our input. It was frustrating and disheartening. Fortunately, a friend whose block was managed by Cambray recommended we speak to them — and that was the turning point.

With Tamsin’s guidance, we successfully secured the Right to Manage for our building. This allowed us to take control of both our finances and the future of our property. The difference has been incredible — the residents are happier, the building is better cared for, and we’ve even added value to our homes.

Gosh they don't have a good rating and its for a good reason. Cambray run the freehold for an apartment I am a shareholder. They follow no due process in running the Ltd company. Illegally operate with not enough directors. Refused to do shareholder meetings. Apppoint directors with out correctly have a shareholder meeting or consult what so ever. They are utterly arrogant and contemptual of the companies house rules and regulations. And seem just to be think they can do what ever they want. If you are with them get out. If you are thinking of joining dont. There rating is well deserved

In response.to Cambrays response. I have no interest in being a director. But due process is being refused. They refused to carry out a shareholder meeting. 2 years ago they blamed Covid. But they continue to not call a meeting. They operate with 1 director despite the articles for the company saying there should be 2. At that point the company cant carry any actions out. I have point this out. They then appointed another director without carry out a shareholder meeting or vote. I have pointed out that is not legal. 1 director cannot appoint another (if there was 2 they could) and they need to ask the shareholders to vote on it. I have 25% or so of the company I have right. Cambray just want to keep tame directors in place for their own interests which are entirely self serving so maybe they keep the contract. When asked to provide solicitors so I can take legal action 5x they ignore it. Well these are a rogue letting and management company run by someone who should be struck off. I am a long standing Finance Director and I have never seen such blatant disregard for rules and rights. Be warned if you consider using them you may have no control ever again

Some staff at Cambray are lovely, professional, helpful and friendly. However Nick Lawrence is rude, arrogant, verbally aggressive and unprofessional, and as he is the Managing Director, he lets the whole Company down.
In response to Nick’s reply when I received the bill I tried for 2 days to speak to someone about the arrears. When I eventually did get a response, I paid that same day. Yes I appear to have missed the original email saying the service charge had been increased, but I think most companies would let you know within a year!!! In response to you saying the freeholder did not uphold my complaint, they told me that I wouldn’t have to deal with you anymore and I would be dealing with someone else from your team. Sending an email to a client telling them to pay their bill and then you wouldn’t be in contact ending with the word “Simples” is not professional. I am really pleased that some of the people you give work to are posting positive reviews as your companies score are really low!

I live in an apartment block in Montpellier Cheltenham along with 9 owner residents. We moved to Cambray as our managing agent mid year. They have been brilliant from the start. They are very professional and responsive to questions etc. They have people always willing to help and they want to build that relationship you need. I would highly recommend them as a managing agent. Great customer service from all.

I am an experienced Landlord & Property Developer and Cambray are the best Property Management I have come across. They were recommended to me over 10 years ago by my Solicitor with over 40 years experience in conveyancing. Being a little skeptical of Management Companies, due to previous expensive appalling service from the large well known national operators, I wasn't sure what to expect.

Firstly, great value, around half the price of what I've paid previously. Easy to get hold of whether by phone or email. Everyone in the team is really friendly, helpful & knowledgeable. Email responses are quick, accounts information is provided accurately & quickly. Accounts are easy to understand, costs are transparent and not over inflated. One year, I was owed a refund on service charges due to an overpayment I had made in error. They were quick to respond and processed the refund immediately.

I have two flats through Cambray. The building is very maintained. Cambray are happy to do site visits. They are keen to get several quotes of the highest standard at competitive prices for works required. They are also great at listening and taking on board feedback about the block or works required etc. Security, safety, maintenance all seem extremely important to them. They are also much quicker and a lot cheaper to deal with when purchasing or selling a leasehold property. They do not hold up purchases by being slow or charge over inflated costs like the big, national companies I have used before.

They deal with tenant disputes respectfully but pro actively and have a great knowledge of the law and are great in contacting the correct people about issues that arise.

I've been with them a long time and they've successfully handled a multitude of issues over the years, from leaks to car park issues, fly tipping, building decoration, tenants breaching the lease, locks etc. Every issue has been fixed or resolved. I must have dealt with every member of the team at one point or another and found them all great.

I am extremely happy with the service I receive and based on my experiences would thoroughly recommend them to others.

Cambray property management look after the building I own as part of a share of freehold and thus far have been brilliant and responsive to any requests so I cannot fault them. They are guiding the building along a proper management plan as well as having valuable trusted traders known to them whilst being pragmatic in their approach. I am very happy with their service.

Cambray have managed the management companies of two of my flats in Cheltenham for the past two decades. Few perhaps realise what a hard job this is to get done properly i.e.managing the fabric, safety and insurance of a property block and its occupants with many leaseholders and stakeholders involved.
I have always found the staff and management of Cambray to be honest, reliable and professional in all their dealings with me and fellow leaseholders. Most importantly they have robust processes in place to make sure that essential issues such as maintenance and insurance are not forgotten.
