Paid £450 for a desktop appraisal. We wanted to know exactly what was possible to do with a small piece of land adjacent to our home. We did receive a short report that related entirely to permission to build a permanent structure on the land, which was interesting but not the full extent of what we needed. We knew a dwelling was highly unlikely before paying for the appraisal. What we really wanted to know was what temporary structures were possible (e.g off grid cabin, shepherd’s hut, garden room, etc.). Unfortunately, we received no guidance, had no conversation other than email via an administrator and no response to the question. They seem happy to take your money, but not so happy to do anything beyond that. We’re none the wiser.

Can't thank the team at Green Planning enough, despite being turned down by many so called local panning experts and property developers with offers of joint ventures that came to nothing, these guys took on the supposed impossible task of gaining residential planning for multiple houses on land I owned outside the development boundary and in the green belt. They were confident throughout the entire planning process with planning granted at appeal to which my family and I are and always will be extremely grateful.

We specialise in contemporary residential projects, nearly all of which are located in Conservation Areas, National Parks, Areas of Outstanding Natural Beauty or Green Belt (‘designated land’). This, coupled with demanding clients who want to push the boundaries of design and planning, makes achieving a planning approval very challenging and planning permission is often refused first time round.

Ruth’s knowledge of the National Planning Policy Framework from her time as President of the RIBA (when the NPPF was introduced), together with her experience 'on the other side of the fence' as a Planning Inspector, gives her a unique perspective on planning policy and its implementation. Ruth’s planning appeals are thoroughly well researched and her great experience is evident from the way she presents her arguments and comprehensively deconstructs the Local Planning Authority’s reasons for refusal.

As an architect in business for over 25 years in one of the most demanding niche markets in architecture, I cannot recommend Ruth more highly for planning appeals and planning advice, particularly on sites on ‘designated land’. For specialist planning advice we would not consider any other planning consultant.

Council Enforcement..Mr. Green site visited gave his opinion ...I employed his companies services immediatly...In six months council ceased Enforcement Proceedings and confirmed no further action would be taken...matter had been ongoing for 5 Years...I was recommended by others who Mr Green had successfully represented ....Assured, articulat, very knowledgeable...all members of GPS of a very high standard and motovated.,.Recommend

The lady was very polite and explained their process clearly, however the upshot it was going to cost me over £1,000 to find the chances of planning, two other Chartered Town Planners I spoke to told me there was no point taking my money as planning would never be granted on the land I was considering developing (which they took details of)
On the basis of this I could have wasted a lot of money with Green Planning, for information imparted for free elsewhere....

A company that pride themselves on building on green belt, historical sites and AONB’s says a lot about their ethical morals…
