Yesterday I had what was supposed to be my final hearing for a possession case, which has been ongoing since 2022.

Yesterday a number of errors was highlighted by my counsel which Landlord Advice offered me no correct advice during proceedings.

Due to all the errors made by Landlord Advice this case has now gone onto a multi track legal battle.

Not only costing me more money but also my mental health. I have significantly deteriorated in my mental health because of this case.

I was merely after £5, 000 in rent arrears but now I am in £15,000 legal costs and further looking to pay damages to the Defendant because of Landlord Advice.

A number of mistakes they made costing me everything:

1. No s.8 money claim was issued on the guarantor even though I asked repeatedly for this

2. A number of issues with s.21 were identified but Landlord Advice still issued s.21 without further investigation, rendering 2 notices now void

3. No bundle was recieved by courts because Landlord Advice failed to file this. Costing me £3000

4. Last minute booking of legal representative who didn't even read my case notes properly

This list is endless and is still ongoing.

Stay well away from this business and source correct legal advice. They're not real lawyers but are a fraud.

I have raised numerous complaints with them, but have all been ignored. No management has got back me to date.

I don't want this to impact anymore Landlord's like it has done to me. It had cost me my health.

Do not use this rogue company or you will pay the price for it, like I am now.

I hope you all find the right help with your properties. Unlike me, I made the biggest mistake using this fake company.

If you'd like to evict a tenant or get any legal advice regarding tenancy matters,I would not instruct Landlord Advice UK at all.I have paid them over £3,000 since last year,but very disappointed&very frustrated with their terrible service.I'd pay extra money&instruct a proper legal firm & proper solicitors who are registered with the SRA (Solicitors Regulation Authority)& never ever instruct paralegals like Landlord Advice UK again for tenancy matters&evictions.This save you a lot of money&your precious time in a long run.This a very crucial factor which you need to consider before instructing a Tenant Eviction Solicitor. Because,if you are not happy with their service you can report them to the SRA,or make an official complain,or request a refund or take further actions against them.Landlord Advice UK claims they are a paralegal company but I can not find their details on Professional Paralegal Register (PPR).They made a serious mistakes in our possession claim with misspelling the surname of one of defendants which costs us 6-7 months of the rent plus legal fees&also court fees&I had to pay the court again&to amend the surname of the defendant&submitted new eviction applications myself. British Landlord association&Landlord Advice UK has fooled me with Channel 5 series Nightmare Tenants Slum Landlords.I have paid them over £3,000 since Feb 2023&we have been left with a hefty rent arrears&also legal fees because of their mistakes.Mr Ahmad, the director of Landlord Advice UK tried to cover it up&denied their mistakes.However, the court&the Head of User Investigation investigated my complaint fully&informed me it was the Landlord Advice UK mistakes to submit the incorrect surname in the original claim!
I paid the Landlord Advice UK to submit applications for debtors to attend court for questioning. Mr Sasha Charles has submitted the applications 4 times since Feb 24. The court has rejected&returned the applications three times within 2 months. First time, Mr Sasha Charles&Landlord Advice UK paid court an incorrect fees and also they put the name of both defendants on the same application instead of sending 2 separate applications. For the second and also the third time they didn't send the court the required fees. After 3 failed attempts, I complained to him and asked for a full refund because of his incompetence as I wanted to instruct a proper registered solicitor & legal firm. However, he refused to refund me! Therefore, I emailed Mr Sasha Charles several times since 5 weeks ago and requested him to submit the new application for the fourth time and make sure to request the court to call me to take the fees over the phone to make sure we pay the accurate fees this time after 3 failed attempts and wasting 3-4 months time. He has not informed me what date he has sent the application for the fourth time as it's been 4-5 weeks since the application has been sent as he claims. He informed me 3 weeks ago, which he sent the applications& the court will call me after 2 weeks which they have not done yet!
Mr Sasha Charles emailed me 3 days ago and stated: " You would now need to send this application to the Court yourself, as we note we no longer assist you in the matter. "I have requested him to refund me to allow me to instruct a registered proper solicitor to prepare and conclude the cace, however he emailed me back and said: we will not refund you!!!
I have requested Mr Sasha Charles to continue and conclude my case as I paid them already for the service or to refund me £380, however no response and no refund! I warned them, if they don't conclude my case or if they don't refund me then I have no option but to leave them with a poor review as they are not regulated & not registered with any professional bodies. However, Mr Sasha Charles emailed me and stated: "You will not receive any refund, and should you leave a negative review when we have not provided a poor service, and after what we had agreed for you to remove a previous poor review, we will seek payment of the costs we waived for that review to be removed."

SC/2843/22 is my client reference number. I found them time wasters because my court bundle was returned my address twice. Moreover they charged me even they did not work for it. I lost time and money with them. It was great mistake going with them. They will not pick up calls and do not update what is happening on your case once they receive money. Very bad experiences. Moreover after 4 months they responded and lied that I gave them incorrect information. That is absolutely false. Landlord Advice just time wasters.

Fantastic! We had a rogue tenant who stopped paying rent and never replied to any correspondence. We also learned from neighbours that he was an absolute nightmare, continually making their lives a complete misery. We engaged with Landlord Advice Uk and from the very start, Amanda advised us and talked us through our options - exactly at the point where we felt most hopeless! With Amanda’s support, we issued a Section 8 Eviction form 3 (sent promptly by Landlord Advice via 2 means - meaning the tenant couldn’t deny receiving). And Amanda answered all of our questions throughout the notice period. We were very fortunate that the tenant decided to leave after 14-days of receiving and Amanda continued to advise on the best course of action, thereafter. Our nightmare has come to an end, we were supported throughout and we couldn’t be more grateful!

Neel and his team did fantastic job to help me get rid of nightmare tenants who stopped paying rent since March 2023.
so Section 8 and 21 were served.
On the end we had to go through Court in order to get back Possession.
They acted fast and professional and filling the forms was straight forward case, something that i normally always find difficult.
