should be called SCAMLANS !!!
had a survey done on my retail shop which has 2 bedroom flat separate access all fitted to a high standard with oak doors and tiles floor new kitchen bathroom etc, shop underneath with traders that have been running a sucesful hair and beauty buissness since 2008 .
In feb 20 a woman call bev came out and did the valuation, that I had paid £1025 pound for the shop had previously been valued for the open market in Sept 19 so I knew roughly what it was worth ie been told in the region of £400.000 hence why I thought i would try and go down the remorgage route if i would of known that bev was going to down value my shop by a staggering £216 000 I would never have bothered !!! the report came back saying that there was remedial work that needed doing WHAT 216000 pounds worth I dont think I so bev ........
the points that need work were minor £3000 pound at most
even if she had valued it to £250000 thousand pound which is the same as a shop around the corner which is smaller than mine in a side street and old fashioned inside it would have given me the remorgage to say I feel scammed is an understament is that what scamlan do take your 1000 pound then undervalue properties it sounds like sour grapes on my part but I have one of the biggest estate agents in coventry look at it and say its rediculas to come to that figure , I'm sure many people would agree a massive injustice has been done and I'm sure if a shop came on the market for £184. 000 like bev sugested its worth 2miles from the city center on a busy road with a 2bedroom flat above bringing in a £22.000 pound income a year it would be snapped up I wanna know why so grossly devalued by this company ?.

Absolutely shocking, a property that was surveyed by commercial chartered surveyors in 2017 at £25000.00 these scamlans valued the same property in February 2021 at £18000.00 when the property has had extra work done since 2017
